The PEAR-ROI Score

The PEAR-ROI Score is PRMS's composite performance index — a single dimensionless value (0–1) that integrates energy efficiency, water balance, ecological performance, and system autonomy into a verifiable measure of metabolic health.

It is not a rating assigned by a certifier. It is calculated continuously from operational data and updates as the building's performance evolves. A score of 0.78 — the Year 1 value for SmartLiving Milenio III — represents Level 3 Autónomo performance across all four metabolic layers.

How PRMS measures

All PRMS KPIs require physical instrumentation. Simulation, modeling, or estimation may support design but cannot substitute for operational data.

IoT Sensor Network

Distributed sensor array measuring temperature, humidity, CO₂, light, occupancy, and flow rates at points defined by the PRMS instrumentation protocol.

Energy Metering

Smart meters at generation, storage, consumption, and grid-exchange points. Measurement interval: 15 minutes or finer.

Water Monitoring

Flow meters at potable supply, greywater output, rainwater collection, and treatment system points. Continuous logging.

Data Infrastructure

Local gateway + cloud storage with minimum 5-year retention. Open data format preferred for third-party verification and research use.
